Vendor SLAs · Service corridor

Know exactly how every vendor performed against the contract.

HVAC, lifts, fire, pest control, security, landscaping. Each AMC is entered with its response and fix times, and every job they touch is measured. At month end the scorecard and the penalty sheet are already done.

How it works

  1. 01Contract

Add the AMC with its clocks and penalty clauses.

  2. 02Assign

Jobs in that category go to the vendor automatically.

  3. 03Measure

Each step is time-stamped from the vendor's check-ins.

  4. 04Score

Scorecard and penalty sheet generated every month.

What it does

Built for the way vendor slas really run.

Contracts as rules

Enter response time, fix time, visit frequency and penalty clauses per vendor and category.

Vendors use the app

Vendor technicians get a limited login to receive jobs, check in on site and close with photos.

Clocks they cannot argue with

Times come from the job log: assigned, accepted, on site, fixed. No spreadsheets to reconcile.

Penalties calculated

Breaches are counted against the clauses so the deduction is ready before the invoice arrives.

Monthly scorecards

Response, fix rate, repeat faults and PPM compliance for each vendor, shared with them in one click.

Renewal decisions with data

Twelve months of performance next to the contract value when the AMC comes up for renewal.

Trust notes

How this data is used.

  • Vendor performance data is shared only with the facility team and the vendor concerned.
  • Vendors never see each other's jobs, scores or contract terms.
  • Facility data belongs to the client, is encrypted, and is never sold.

Questions

Vendor SLAs: common questions

Can vendors use the app?

Yes. Vendors get a limited login to see and update only the jobs and assets assigned to them.

Who sees vendor scores?

Can we pause a clock?

Yes, with a reason such as tenant not available or part on order. Pauses are logged and shown on the scorecard.
